Workplace health and safety are a concern to all organizations, now more than ever. Many of us are going through changes with our workplace structures, from reductions in the active workforce to new remote workers, to extended cleaning efforts.

Space Planning


Reactive Space Planning

During the business day, the Corporate Real Estate team will receive requests from the Business for additional space, to add or remove people from a project team, etc. These requests can be actioned in the Block &Stack (VBS), as this is where you can manage the allocation and occupancy of your portfolio.

Strategic Space Planning

Scenario Plans are designed for high-level strategic planning. The plans allow you to plan simple or complex team moves quickly and efficiently using:

  • Visual Block and Stack (VBS) live data
  • Utilization data

The creation of a Scenario Plan could be prompted by the following business need:

  • identification of poorly utilized space.
  • a lease ending.
  • a new building purchased.
  • increase or decrease of team numbers.
  • the shift into flexible Activity Based Working (ABW) environment.

Chargeback

The Chargeback process is a method of managing property costs by charging a business unit for the space they use within their organization's property portfolio. This method of cost recovery replaces traditional methods where property costs are charged to the Corporate Real Estate department. 

Chargeback aligns your business with the relevant industry standards such as IFMA, BOMA, etc, with the goal being to increase utilization and lower costs. Serraview helps with this by providing simple allocation tools and powerful reporting to allow you to manage your space effectively, identify vacant space and not expand the property portfolio unnecessarily.

Moves Management


Reactive Move via Request from the Business

Depending on your Business the requests to move to the Corporate Estate Real team can come in via email, from a Service Request within Serraview, or from a third-party Service Request application such as Accruent 360Facility or ServiceNow. If your business is using the Serraview Service Request then your Business can request a Large Move or a Small Move.

Strategic Move

Any Corporate Real Estate team will agree that performing a large move/relocation is a considerable task, but Serraview's easy-to-use relocation and asset management modules allow you to manage space requests, the lift and shift of people, and the maintenance of assets owned by individuals or teams.

The Business may require the Corporate Real Estate team to make a strategic move, such as:

  • Move to a Flagship Building
  • Move to a New Floor
  • Consolidate Space and then vacate an Existing Space

Scenario Planner

Before a strategic move can be organized, the Corporate Real Estate team will use the Scenario Planner module to identify potential scenarios and the teams can be easily moved around, bulk updated, or right-sized.

BOS

When a scenario has been given approval and then you need to move the individual people, then this is where the BOS module can be used. The BOS module lets the Corporate Real Estate team implement moves in a structured way and caters to situations where some people in the same team are moving to different locations. Additionally, the BOS module lets you email each individual person who is moving or everyone at the same time.

Manage Assets in a Move

For the assets that your business owns, such as Parking, Storage, and Lockers, the BOS module can populate the BOS Occupant's assets. For example, if the BOS Occupants have lockers then these will be populated in the BOS data and if you need to update the assets details from the Live Data this can be easily completed.

Engage

Easily locate and reserve available desks or spaces, near the colleagues they work with while providing corporate directories, maps, and services to make getting back-to-work safer and simpler.

Locator

Locator is an easy-to-use tool with simple navigation and is commonly integrated with your corporate intranet to enable easy access for all staff.
