Facility Construction Project Manager - Overview
As the Facility Construction Project Manager, you oversee multiple construction projects, and need to identify which projects are at risk of being behind schedule and over cost. For example, you need to readily identify projects that have been 60% billed, but are only 40% completed before this trend worsens. Working with a team of other project managers, owners, and general contractors, your mission is to see each project through to completion on time and within budget.
By tracking Financials, your department can spot double-billing of invoices and establish a process of Invoice approval before submitting to Finance. More importantly, you will be able to have direct access to financial summary reports on a monthly basis when previously this data would be available only from the Accounting department.
The Facility Construction Project Manager process enables you to:
-
Track project completion.
The Project Quality Control dashboard enables you to identify when projects require action by focusing on targeted project metrics, such as timeliness of completion, project age, and alerts when the schedule or budget is slipping.
-
Ensure that the capital flow and budget are in line with work completed.
The Commitment Progress Status report provides a snapshot of your project status by summarizing work done and work remaining. The report summarizes by work package the total budget, the percentage of the budget already made in claims, and the percentage of the budget left to complete the project. By highlighting work packages that are NOT progressing on schedule, you can identify the work packages that have the potential to hold the project back.
-
Control cash flow for the work-in-place projects for which you are responsible
.
The Work-In-Place Projections report shows project metrics summed for all projects that have already been Designed, Budgeted, Approved, and that have Contracts Awarded. You have key metrics for the projects for which you are responsible.
-
Project cash flow
.
The Work In Place Projection Chart enables you to forecast cash flow based upon baseline estimates of actions coming due, so that you can keep actuals up to date monthly and avoid any unexpected cost overruns.
- Record and Approve invoices. As you enter invoice information, the application validates vendor assignments and calculates totals for you, taking into account taxes and any holdbacks entered.
-
Control change requests.
Construction projects often allow for a project contingency contract award cost that is allocated for unforeseen work scope. The Facility Construction Project Manager must ensure that change orders stay within the project contingency allowance, and not exceed the total project budget. For this reason, there is a clear process for requesting and approving changes. Approved change orders are included in the Revised Contract amount for the project, and are shown in the Commitment Progress Status report.
The Facility Construction Project Manager process includes the following reports, dashboard, and tasks:
