Portfolio Tables

The Portfolio application, uses a wizard interface for entering location, inner space, and transaction information for your portfolio items. The tables used to store this information vary, depending on whether you own or lease the portfolio item, and whether the portfolio item is a building, land, or structure .

When you add an owned or leased building using the wizard, a suite is automatically created for the entire building, but you can add or delete suites as needed to reflect how you are using the space. For leased buildings, when you enter the lease information using the wizard, a record is created for the lease in the Leases table. For owned buildings, a record is created in the Ownership Transaction table to capture the transaction information.

For land and structures, the Properties table captures the inner space information as property.area_cad or property.area_manual . For buildings, if you do not have a CAD drawing for the building, you can make a manual entry for the suite area from the Suites tab.

The following table describes the tables used to store this information when you enter specific portfolio items using the wizard interface.

A building that you own

When you add the lease using the wizard, a new lease is created for which you are the tenant.

The first suite is created automatically, but you can add additional suites if the lease is associated with more than one.

When you add the lease using the wizard, a new lease is created for which you are the landlord.

The suite that was automatically created for the entire building can be split into two suites, one related to the space that you are using, the other to the space you are leasing to others. You can create as many suites as needed.

You associate the suite with the sublease.
