Portfolio Manager Overview

The Portfolio Manager unifies the locations and space in your portfolio, and the Eptura products you use. You will be able to manage your Regions, Sites, and Buildings.

Regions

The regions are represented in the Portfolio Manager's All Locations navigation, and this gives you the flexibility to have flat-structure or nested-structure.

Structure 

The region hierarchy has the following structure:

  • Top-level region - this is the highest level region.
  • Subregion - these are any region that has a parent region (and can be called a child region).
  • Bottom-level region - this is the lowest level subregion and they can have a Site assigned to them.

When the region hierarchy is created and you have parent and child regions, then this is known as nested regions.

Sites and Buildings

Within the All Locations hierarchy, your Sites don't need to have a top-level region assigned (Example A) or they can have subregion assigned (Example B).

Structure

The portfolio has the following structure:

  • Sites​ - these are the areas of land where one or more buildings and subsites are geographically co-located .
    • Subsites​ - areas within a site that are not classified as a building​. For example, parking lots, guard huts, green spaces, recreational areas such as swimming pools or tennis courts​.
    • Buildings​ - structures within a site where people work or live and contain one or more floors​.
      • Floors - sit within buildings and contain spaces​.
        • Spaces - defined spaces within a floor.

Example A

In this example, the Denver (site) is assigned to the Metro (subregion) and contains:

  • Yard and customer parking which are subsites
  • Denver building

Example B

In this example, the M University (site) doesn't have a region and it contains:

  • Parking, tennis courts, swimming pool, and athletic field are subsites.
  • Lecture Hall, Green Library, Research Laboratory, Tennis Center, Athletic Complex, and Maintenace buildings.
